It would take 8 to 12 months on average when working with a prompt homeowner. It could take longer under special circumstances such as Acts of God or changes in government regulations.
Our approximate plot sizes are 1,200sqft and 2,400sqft. In some cases we can join two large plots for 4,800sqft of buildable land, subject to position and availability.
Based on our high standard of construction using the appropriate tools and professional teams, our introductory prices begin at Rs.3,500 per sqft. This includes high-quality finishes and fittings. However, it can go up based on options and other choices.
The building price includes preparation of design, engineering drawings, plot development and building construction. We will also take care of all approvals and government permissions and fees until delivery of the keys to your home.
We are happy to accommodate your suggestions to the standard floor-plan that is based on the chosen design and size. You may wish to relocate or resize some areas or add personalised spaces, which we can help with. However, the extent of the changes would be limited by the elevation or design. Once the plan is signed-off, it cannot be altered.
We can certainly design those based on the client’s requirement. In fact, our team of qualified architects would be the right people to incorporate the design-language of your villa into your garden. These services would come at a marginal-fee with us, and less than commissioning another company.

Yes, there would be a monthly maintenance charge collected from each villa based on its size. The final cost of the villa will include the maintenance-fee for three years in advance. The fee covers setup, construction and maintenance of various aspects including society-fee, property security, perimeter wall, landscaping, street lighting, roads and sidewalks.
We have established tie-ups with NBFCs and some banks that are happy to provide direct support to qualified individuals. However, a few banks that take extended time for fund-disbursement are not supported by us to avoid affecting our strict schedules.
We have been working with everyone in Melmaruvathur government offices since 2009. There is absolutely nothing you have to worry about. The pricing includes any and all related government expenses. You may come in person, or get things done remotely through our POA facilities.
We have tested our water with a government body. We have been told it’s the highest quality groundwater they’ve seen. Our water-table level is quite shallow, abundant and unpolluted.
